My roots in this city run deep. My grandfather was a banker in Brickell long before it became what it is today. My aunt reported for the Miami Herald. My father built over 130 bridges across the Florida Expressway. I grew up in a family that built things and served this community. That's still what drives me.

Today I work exclusively on the tenant side — representing renters across all of Miami-Dade. I'm based in Brickell, I work with agents across the full market, and I have access to a wide range of properties at every price point. I build your landlord package, submit your application in a clean professional format designed to get you to the top of the stack, handle all paperwork through lease signing and any HOA requirements, then do a walkthrough with you to hand over the keys.

Who do you actually work for — me or the landlord?

I work exclusively on the tenant side. That means I represent you — not the landlord, not the listing agent, not the building. My job is to protect your interests, fight for the best terms possible, and make sure you're not walking into a deal that doesn't work for you. Most agents in this market work both sides. I don't. You get someone fully in your corner from day one.

What does your process actually look like?

Three steps. First, you fill out a short intake form or a quick phone call so I understand your budget, timeline, and priorities. Second, I curate a list of matching properties, coordinate showings, and schedule everything into a single efficient day — no back-and-forth, no wasted weekends. Third, once you've found the right place, I build your landlord package, submit it in a clean professional format that gets you to the top of the stack, handle all the paperwork through lease signing and HOA approvals, and do a walkthrough with you to get your keys. Start to finish — fast and organized.

What will I need to have ready — and what does it cost to work with you?

Once you find a place you want, we move quickly. You'll need proof of income (pay stubs, bank statements, offer letters, or vouchers), a government-issued ID, and a credit report, background check, and eviction history. These are standard across the board for any Miami rental. I'll walk you through exactly what each property requires in advance so nothing slows us down when it's time to submit.

There are two fees associated with working with me:

Screening Fee

~$35 per adult

We use RentSpree for screening. It's a one-time fee per person over 18 — and it covers every application we submit together. No paying $35 again every time we apply somewhere new. Most renters going it alone pay that fee repeatedly at every property. This alone saves you hundreds across the process.

Transaction Fee

$300 — only if we close

This is an eXp Realty admin fee that covers contract preparation, submissions, and all paperwork handled during our time working together. It is a one-time fee and is only due if we successfully close on a place. If we never get to the finish line, you never pay it.

Note: Some HOAs carry their own application or processing fees that are separate from the above. These vary by building and are not controlled by me — I'll always flag them in advance if they apply to a property we're considering.

Can you negotiate the rent price?

Yes — and this is one of the biggest reasons to work with a tenant-side agent. I look at how long the property has been on the market, comparable rentals in the area, and what the landlord's situation looks like before we make any offer. In a hot market, full-price offers are sometimes the right call — but even then, I can often negotiate better lease terms, move-in costs, or conditions that save you money. You won't know what's possible unless someone's actually looking out for you.

How much of Miami do you actually cover?

All of Miami-Dade — roughly 30 miles in every direction from Brickell. South to Homestead, west to Kendall Lakes, north to North Miami and North Miami Beach. I work with agents across the entire market, which means I have access to a wide range of listings — not just what's on one platform or through one brokerage. If it's available, I can get you in the door.
